What is an inspection?

It is the evaluation carried out by a professional about the physical condition of the property.

The inspector's goal is to identify system deficiencies, potential hazards, and the useful life of a property's components.

The result of the inspection will be issued in a report supported by photos and an estimate of repairs and/or replacements.

When it's made?

In Florida, a clause is established in the contract with the period in which the buyer has the right to make said inspection and make a decision. This period is usually between 5 and 15 days.

Why is inspection important?

As a seller you must take into account the importance of property inspections since the transaction will be subject to the result of this inspection.

Once the inspection report is received, the buyer will decide, during the period established in the contract, if he wishes to continue, cancel or negotiate the transaction.

Therefore, it is of the utmost importance that the seller prepare his property to have a positive result, since a certified inspector will evaluate, among others, the following aspects:

Structure – The foundation and frame of the house.

Exterior – Condition of sidewalk, ramps, steps, windows, and doors.

Roofing – Consider age, condition, drainage systems, condition of shingles, gutters, and condition of chimney.

Plumbing - Examine the water supply and drain, water heater, sump

pump, and fuel storage. The examination includes water pressure, pipes, rust spots and corrosion.

Electrical – Examine wiring for safety to include service cables, service panels, switches, disconnectors, fuses, and sockets.

Heating – The system includes ventilation ducts and chimneys. Air Conditioning – Includes the home's refrigeration system, equipment and energy source.

Interiors – Check for plumbing leaks, insect damage, water damage, construction defects, and more.

Ventilation and Insulation – Proper insulation and ventilation prevents energy loss. Excess moisture results in mold and water damage.
